How to compare property markets in different areas

Regional headlines can provide context, but households buy individual properties in local markets. Compare like with like, note publication lags, and keep achieved prices separate from asking prices and professional valuations.

Know what each number measures

The official UK House Price Index uses completed sales data and publishes trends across countries, regions and local authorities. It is useful context, but a broad average is not the value of a particular home and the latest completed transactions are published with a time lag.

Asking prices, agreed prices, lender valuations and registered sold prices describe different stages. Label the source and date instead of combining them into one apparently current market figure.

Compare similar properties locally

Look for recent evidence close to each target area and compare property type, size, tenure, condition, plot, parking, energy performance and exact micro-location. A renovated detached home and an unmodernised terrace should not be treated as interchangeable evidence.

Use several relevant examples and retain a range. A single unusual sale can be informative, but it should not set the entire moving budget or claimed value of an improvement.

Add supply and practical context

Track how many suitable homes actually appear, how long the search has run and what compromises recur. Local availability can matter as much as an average price when the household needs a specific school route, accessibility feature or commute.

Record transport, flood, planning, tenure and service-charge checks separately where relevant. A lower purchase price does not automatically mean the overall route is cheaper or more suitable.

Build scenarios rather than a forecast

Use a cautious lower, central and upper purchase range based on current evidence, then test the moving comparison across that range. Do not assume a regional growth rate will continue or that an asking-price reduction predicts the final transaction.

Recheck the evidence when the search area, property brief or timing changes. If the decision depends on the value of a particular home, obtain an appropriate current valuation rather than presenting an index as property-specific evidence.
